Housing Rent Dynamics in Voi Town and its Environs

Seminar paper from the year 2022 in the subject Business economics - Market research, grade: 1,3, Hult International Business School, language: English, abstract: This paper is about the brand collaboration "Coli" between the home and living online platform "Westwing" that excels in providing their customers a "curated shoppable magazine" with German market leader of residential real estate Vonovia. In the German market, a white space is emerging in the short-term housing market, serving tenants who are looking for an uncomplicated, fast, and convenient solution to get a personalized and unique flat "home away from home". Coli are flats provided by Vonovia and furnished by Westwing. Vonovia enables this concept of simplicity, choice and personalization with its more than 500 000 flats in 400 German locations. A Coli flat can be easily booked via app or website: a two-door process, in which in the first step the location and basic design of already existing flats are selected, in the second step tenants can book aesthetic personalization and services, enables the customer to get a perfect individualized flat. Coli’s target market are business travelers who must go on a project-related month(s)-long business trips or temporary trainings. The privacy of living in a flat that feels like home massively increases the recreational factor of its users. With the slogan "a home that relocates with you", Coli's mission is to offer an ”all-inclusive-solution” for an aesthetic, personalized, interior-designed home to anyone looking for an apartment for a limited period, with convenience, quick booking process and a ready-to-move-in approach, while satisfying the demands and concerns that usually arise during a short-term move.

Short-Term Housing Solution "Coli" in Germany. A Brand Collaboration between "Westwing" and "Vonovia"

Bachelor Thesis from the year 2017 in the subject Economics - Case Scenarios, grade: 1,7, University of Constance, language: English, abstract: This paper first introduces different inventions with their historical background in the period from 1870 to 1940, comparing the necessity of the different topics in different periods from 1940 till now. Afterwards, this papers conducts the analyses, explaining the growth in Total Factor Productivity (TFP) and Gross Domestic Product (GDP). Last but not the least, the economic and social benefits of different inventions are explained widely. At its end, this paper shows that some inventions like autonomous cars or a futuristic transportation system can give the economy a boost or increase life expectancy. With the smart house, in which life is more convenient, the difference between the past and the future would become visible.Human existence changed dramatically after the Civil War in the United States. However, thanks to a number of ‘Great Inventions’ in particular, electricity and the internal combustion engine life began to improve exponentially. Housing became more comfortable when tied to systems of heat and sewage. Life changed dramatically after innovations that affected housing for instance, indoor plumbing, running water, and sewers. Other life-changing innovations like automobiles, electricity, the airplane, the telephone and many others also helped increase the standards of living in America, but such a phenomenon could have occurred only once.Inventions lead to incredible growth, but this cannot be continuous. When consumption is fully exhausted, only new inventions can lead to new growth trajectories. Once an invention has been made, it does not mean that it leads to automatic growth.Invention must be adjusted over a time, and this process leads to steady growth over a decade or a long period of time. During the period from 1870 to 1940, the change in growth rates was incredible. Till 1870, houses were isolated, but by 1940, they were connected to five important systems, viz., water, gas, telephone, electricity, and possibly the most important one—sewage. While analysing different types of inventions, it must be said that Gordon (2016) could be right with his predictions that growth is almost over.

&lt;p&gt;Die Versorgung der Bevölkerung mit bezahlbarem Wohnraum stellt für Kommunen eine Herausforderung dar. Viele Städte und Gemeinden haben kooperative Baulandmodelle eingeführt, durch die der Vorhabenträger an den Kosten und Lasten der Wohnbaulandentwicklung beteiligt wird und sich dazu verpflichtet, sozial geförderten Wohnraum zu errichten. Die Arbeit zeigt mögliche Regelungsinhalte von städtebaulichen Verträgen auf und untersucht deren rechtliche Grenzen. Zudem wird das neue Instrument des sektoralen Bebauungsplans zur Wohnraumversorgung beleuchtet und dessen Einfluss auf die Entstehung bezahlbaren Wohnraums. Die Arbeit adressiert Mitarbeitende der Bau- und Rechtsämter der Kommunen, Rechtsanwälte sowie Vertreter von Planungsbüros.&lt;/p&gt;

Rechtliche Grundlagen und Grenzen

Sozialgerechte Bodennutzung durch kooperative Baulandmodelle

Chapter 1 takes a close look at two types of heterogeneous investors (momentum and disposition) to form a unique difference model, to interpret housing price dynamics. Three parameters are crucial, namely, auto-correlation, the rate of mean reversion and the contemporaneous adjustment towards long-term equilibrium price. The key implication is that the 2006 boom of the Singapore private housing market does not offer as large a magnitude as that from the price gain in the 1990’s boom-and-recovery over the long-term. Singapore’s private housing market is low risk, offering stable returns owing to virtually no divergence even in the speculative 1990s. The best way to invest is to consider the momentum strategy and avoid the herd behaviour for profit sustainability. For policy makers, the Singapore private housing market is over-damped in the long run.Chapter 2 adopts game theory to look at the private residential development oligopolistic market; the determination of residential development sale prices in an uncertain market and under incomplete information of competing developers; the dynamic interaction among developers; the time lags of the development project completion from project start; and the launching of the residential development for sale before completion and the residential development’s own capacity constraints. Developers tend to cooperate for long-term benefit, leading to a sales slowdown. Relatively high profits, earnable in the first few periods, provide an allowance to price undercut others, to sell much faster. First-mover advantage in a new market is evident. As uncertainty rises, prices decrease while price variability increases.Chapter 3 looks at the institutional nature of legal origin and the total returns (TRs), derived from investing in a country’s direct real estate, and via the adoption of a multi-factor arbitrage pricing theory (APT) model. The 1st and 4th order autoregressive model is adopted to de-smooth the TRs. De-smoothed data is used in conjunction with 2 macroeconomic variables (real GDP growth rate and interest rate) and 1 real estate risk factor (vacancy rate) to form the multi-factor structural model. A pooled panel analysis is conducted with the law-system dummies, denoting British legal origin and French legal origin, and the factor loadings (i.e. the sensitivity of the risk factor to the TRs). Macroeconomic and real estate risk factors in equilibrium affect the TRs. Vacancy rate commands high and significant risk premium owing to its direct impact on the TRs, relative to GDP growth rate and interest rate.Chapter 4 is concerned with the real estate mezzanine investment (REMI), a new financial instrument for Asia’s real estate market, and examines the REMI structure, the measurement and characteristics of its risks and returns via a forward-looking binomial asset tree (BAT) model. Risk neutral pricing probability is adopted. REMI bears more risk than typical commercial bank loans, resulting in higher interest rates than pure equity. Different risk issues focus on two major sources - the financial loan to value (LTV) ratio risk and the real estate and capital markets risk. Chapter 4 fulfils the need to close the gap concerning the REMI structure and performance in the steady state, utilizing reliable, authoritative information and data sources. Lastly, Chapter 5 offers this book’s conclusion.

The Versatility of the Real Estate Asset Class -  the Singapore Experience

External and internal factors are known to affect the growth of MSEs. The most important external factors influencing growth of MSEs include access to finance, competition, limited production/market place, lack of market for the product or service; and other barriers to trade. The aim of this study was to assess challenges and opportunities of youth small micro enterprises /SMEs/development in boditi town in generally but specifically it helped to identify challenges of youth small micro enterprises /SMEs/ development in boditi town, indicate the opportunities of youth small micro enterprises /SMEs/ development in boditi town and explain who were responsible bodies to sole those challenges in small micro enterprises /SMEs/ development. In this study both qualitative and quantitative method were employed. Cross-sectional study design was employed in line with sampling method which is purposive. Based on Yamane formula totally 394 respondents participated in this study through using employed methods such as in depth interview, key informant interview, FGD to collect qualitative data in detail and survey method to collect quantitative data through employing instruments such as interview guideline,checklists, questioners etc. with audio recorder, note pads and camera. Data analyzed both qualitative and quantitative way and finding states that many challenges including skills and financial gaps and others but this limited with opportunities delivered from town administration and others stake holders. This includes. Providing youth revolving fund in form of loans and work places by municipality for youth SMEs. Also those and NGOs work in town to solve thosepronouncing challenges for development of youth SMEs.

Challenges and Opportunities of Youth Small Micro Enterprises and SMEs. The Development in Boditi Town, Woliata Zone

How could China, with the largest population on earth and its equally diverse population, go from being an emerging economy with an average income of 54 US dollars per year, to the economic power it is today? First, the country will be presented as such, then we consider the economic growth and the sectors. In the third chapter, we focus on the reforms, their impact on the people and the economy. Then, in the next chapter, we will deal with the energy and resources. China's influence in Africa is dealt with in the fifth chapter and the "One Belt One Road" initiative follows in the sixth chapter. Finally, there is a summary with an outlook on the future of China and the global economy.Das Thema dieser Arbeit ist die chinesische Wirtschaft, und der Schwerpunkt liegt auf dem außerordentlich schnellen Wachstum dieser Wirtschaft. Wie konnte sich China mit der größten Bevölkerung der Erde und seiner ebenso vielfältigen Bevölkerung von einem Schwellenland mit einem Durchschnittseinkommen von 54 US-Dollar pro Jahr zu der Wirtschaftsmacht entwickeln, die es heute ist? Zunächst wird das Land als solches vorgestellt, dann betrachten wir das Wirtschaftswachstum und die Sektoren. Im dritten Kapitel konzentrieren wir uns auf die Reformen und ihre Auswirkungen auf die Menschen und die Wirtschaft. Im nächsten Kapitel geht es dann um Energie und Ressourcen. Chinas Einfluss in Afrika wird im fünften Kapitel behandelt und die "One Belt One Road"-Initiative folgt im sechsten Kapitel. Abschließend gibt es eine Zusammenfassung mit einem Ausblick auf die Zukunft Chinas und der Weltwirtschaft.

Chinese Economy and its Rapid Growth

Studienarbeit aus dem Jahr 2020 im Fachbereich VWL - Fallstudien, Länderstudien, Universität Ulm (Institut für Wirtschaftswissenschaften), Sprache: Deutsch, Abstract: Im Rahmen dieser Arbeit wird der Artikel von Gneezy et al. "Pay what you want" vorgestellt, analysiert und reflektiert. Dabei wird zusätzlich die Frage geklärt, ob Reziprozität in dieser Form ein denkbares Geschäftsmodell ist.Dafür wird der Artikel zuerst in Kapitel 2 zusammengefasst und vorgestellt. In Kapitel 3 werden die gefundenen Ergebnisse erklärt sowie die Fragestellung erörtert. Die Seminararbeit endet mit einem Fazit und Ausblick.Cialdini beschreibt einen Umstand, den wohl viele Menschen aus dem täglichen Leben kennen. Man geht in einen Supermarkt, möchte einkaufen und findet sich vor einem Verkaufsstand wieder, an dem gratis Kostproben, zum Beispiel Käse oder Wurst, angeboten werden. Vielen Kunden fällt es in so einer Situation sehr schwer, das Produkt, das mit einem Zahnstocher aufgespießt war, zu probieren, den Zahnstocher zurückzugeben und einfach davonzugehen. Sie entscheiden sich dafür, das Produkt zu kaufen, auch wenn es ihnen nicht besonders gut geschmeckt hat. Diese alltägliche Situation beschreibt das psychologische Konzept der Reziprozität, der sozialen Norm der Gegenseitigkeit. Es besagt, dass Menschen Gegenleistungen für erhaltene Waren, Dienstleistungen oder Zugeständnisse erbringen, weil sie sich dazu verpflichtet fühlen. Gneezy et al. untersuchen mit "Pay What You Want" ein Verkaufsmodell für Unternehmen, das auf dem Konzept der Reziprozität beruht. "Pay What You Want" bezeichnet dabei eine Verkaufsform, bei der der Nachfrager den Preis bestimmt und der Anbieter diesem Preisangebot immer zustimmt.Dabei kann der Nachfrager sich auch dazu entschließen, einen Preis von 0 Geldeinheiten zu bezahlen. Da jedes Unternehmen einer Verantwortung gegenüber Stakeholdern unterliegt, stellt sich den Autoren die Frage, ob die Nutzung der Verkaufsform "Pay What You Want" positive Auswirkungen auf diese Verantwortung hat. Die Europäische Kommission beschreibt die unternehmerische Gesellschaftsverantwortung, die Corporate Social Responsibility, als die Verantwortung von Unternehmen für ihre Auswirkungen auf die Gesellschaft. Innerhalb der Europäischen Union ist die Corporate Social Responsibility sogar in der Richtlinie 2014/95/EU des Europäischen Parlamentes und des Rates vom 22. Oktober 2014 zur Änderung der Richtlinie 2013/34/EU im Hinblick auf die Angabe nicht finanzieller und die Diversität betreffender Informationen durch bestimmte große Unternehmen und Gruppen gesetzlich verankert.

Reziprozität als Geschäftsmodell? Analyse und Reflexion des Artikels "Pay what you want" von Gneezy et. al.

Master's Thesis from the year 2019 in the subject Economics - Case Scenarios, , language: English, abstract: The objective of this study is to examine the effect of farmer education on farm productivity of small-scale maize producing farmers. The educational system in Ethiopia is differentiating by low participation rates, particularly in rural areas. The agriculture productivity and income of rural famer is increased by farmer education (both formal and informal education). In order to achieve the objective of the study cross-sectional data has been collected from 200 maize producing farmers on the production level, farm size, farm input and equipment used, educational level, farm experience, gender, age, secondary occupation, etc. Semi-Structured questionnaire has been administered, and interview was conducted for selected farmers in order to collect the relevant data. Both descriptive statistics and econometrics model were used to analysis the data collected from household head. Cobb-Douglas production function model has been used to analysis the effect of farm education on farm productivity by including the education level as input of production.

AKAD Fachhochschule Stuttgart, Sprache: Deutsch, Abstract: Das Finalziel der Arbeit ist es aufzuzeigen, welches der vier BRIC-Staaten das größte Marktpotenzial, für das ausgewählte hypothetische Unternehmen, aufweist. Um dieses Finalziel zu erreichen, wurden folgende Modalziele definiert. Zu Beginn soll eine theoretische Erklärung über die Berechnung und Definition des Begriffs Marktpotenzials erfolgen. Des Weiteren sollen eine Definition und Abgrenzung des Begriffs „BRIC-Staaten“ geschaffen und damit die theoretischen Grundlagen erklärt werden. Zudem soll der aktuelle wirtschaftliche Status der einzelnen Länder aufgezeigt und mit quantifizierbaren Werten belegt werden, woraus sich dann das jeweilige Marktpotenzial ergibt. Die vorliegende Arbeit besteht insgesamt aus vier Kapiteln, die sich jeweils in Unter-Kapiteln gliedern. Beginnend steht die Einleitung, welche die Problemstellung und das Ziel der Arbeit wiedergibt. Anschließend folgen die theoretischen Grundlagen, welche die Begriffe definieren und Grundkenntnisse für das Verständnis der restlichen Arbeit geben sollen. Im Hauptteil der Arbeit folgt dann die tatsächliche Potenzialanalyse der einzelnen BRIC-Staaten und eine Zusammenfassung der Ergebnisse inklusive einer kritischen Reflexion. Das Fazit bildet gemeinsam mit einem Ausblick das finale Kapitel des Assignments. Hier sollen nochmal die Ziele der Arbeit klar beantwortet und die Erkenntnisse grob zusammengefasst werden. Zusätzlich soll mit Hilfe des Ausblicks auch die Möglichkeiten für aufbauende Forschung aufgezeigt werden.

Das Marktpotenzial der BRIC-Staaten. Eine Potenzialanalyse

Studienarbeit aus dem Jahr 2023 im Fachbereich VWL - Fallstudien, Länderstudien, Note: 1,7, Ostfalia Hochschule für angewandte Wissenschaften Fachhochschule Braunschweig/Wolfenbüttel  (Fakultät Karl-Scharfenberg), Veranstaltung: Personalmanagement und Organisation, Sprache: Deutsch, Abstract: Dies ist eine PEST-Analyse am Beispiel des Landes Dänemark. Es wird zunächst geklärt, was eine PEST-Analyse ist, danach werden die vier Faktoren (politische, wirtschaftliche, soziokulturelle und technologische Umweltfaktoren) in der Reihenfolge für das Land Dänemark durchgegangen. Die Arbeit beginnt mit einer Einführung in das PEST-Modell, der Einordnung in den Kontext und der Definition dessen. Im Anschluss daran werden die einzelnen Faktoren auf das Land Dänemark bezogen und analysiert, welche Besonderheiten und Faktoren eine Rolle spielen. Die Arbeit schließt mit einem Fazit. Für die inhaltliche Darstellung wird hauptsächlich auf Literatur zurückgegriffen, weniger auf Internetquellen. Die Arbeit wird die angesprochenen Punkte beleuchten und auch vergleichsweise das Land Deutschland zurate ziehen, um Differenzen aufzuzeigen. Das Ergebnis der Arbeit soll eine Analyse präsentieren, welche als erster Anhaltspunkt für die eingangs beschriebenen Möglichkeiten dienen soll.

PEST-Analyse Dänemark

&lt;p&gt;Der schuldrechtliche Vertrag sichert Freiheit und Demokratie. Doch bei sozialen Nutzungsverträgen lässt er Zweck und Dauer außer Acht. Stattdessen herrschen dort weiter Vorstellungen einer Sklavengesellschaft von Unterordnung, Fremdbestimmung und Abhängigkeit, wo die Nutzung von Arbeitsplätzen, Wohnungen und Verbraucherkrediten rechtlich zu beurteilen ist. Dabei gab und gibt es eine Alternative, das Mietvertragsmodell der locatio conductio. Anstelle von exklusivem und punktuellem Erwerb von Eigentum im kaufrechtlichen Denken stellt es den dauerhaften Nutzen in den Mittelpunkt. Dies führt zu einem „anderen“ sozial gerechteren Vertrag, der den Verhältnissen heute besser gerecht wird.&lt;/p&gt;
