Housing Rent Dynamics in Voi Town and its Environs

Chapter 1 takes a close look at two types of heterogeneous investors (momentum and disposition) to form a unique difference model, to interpret housing price dynamics. Three parameters are crucial, namely, auto-correlation, the rate of mean reversion and the contemporaneous adjustment towards long-term equilibrium price. The key implication is that the 2006 boom of the Singapore private housing market does not offer as large a magnitude as that from the price gain in the 1990’s boom-and-recovery over the long-term. Singapore’s private housing market is low risk, offering stable returns owing to virtually no divergence even in the speculative 1990s. The best way to invest is to consider the momentum strategy and avoid the herd behaviour for profit sustainability. For policy makers, the Singapore private housing market is over-damped in the long run.Chapter 2 adopts game theory to look at the private residential development oligopolistic market; the determination of residential development sale prices in an uncertain market and under incomplete information of competing developers; the dynamic interaction among developers; the time lags of the development project completion from project start; and the launching of the residential development for sale before completion and the residential development’s own capacity constraints. Developers tend to cooperate for long-term benefit, leading to a sales slowdown. Relatively high profits, earnable in the first few periods, provide an allowance to price undercut others, to sell much faster. First-mover advantage in a new market is evident. As uncertainty rises, prices decrease while price variability increases.Chapter 3 looks at the institutional nature of legal origin and the total returns (TRs), derived from investing in a country’s direct real estate, and via the adoption of a multi-factor arbitrage pricing theory (APT) model. The 1st and 4th order autoregressive model is adopted to de-smooth the TRs. De-smoothed data is used in conjunction with 2 macroeconomic variables (real GDP growth rate and interest rate) and 1 real estate risk factor (vacancy rate) to form the multi-factor structural model. A pooled panel analysis is conducted with the law-system dummies, denoting British legal origin and French legal origin, and the factor loadings (i.e. the sensitivity of the risk factor to the TRs). Macroeconomic and real estate risk factors in equilibrium affect the TRs. Vacancy rate commands high and significant risk premium owing to its direct impact on the TRs, relative to GDP growth rate and interest rate.Chapter 4 is concerned with the real estate mezzanine investment (REMI), a new financial instrument for Asia’s real estate market, and examines the REMI structure, the measurement and characteristics of its risks and returns via a forward-looking binomial asset tree (BAT) model. Risk neutral pricing probability is adopted. REMI bears more risk than typical commercial bank loans, resulting in higher interest rates than pure equity. Different risk issues focus on two major sources - the financial loan to value (LTV) ratio risk and the real estate and capital markets risk. Chapter 4 fulfils the need to close the gap concerning the REMI structure and performance in the steady state, utilizing reliable, authoritative information and data sources.         &lt;p&gt;Welche Bedeutung hat das Zuhause? Wie ist es durch das Bürgerliche Gesetzbuch geschützt? Der Autor entwickelt – ausgehend von sozialtheoretischen Erkenntnissen – eine interdisziplinäre Kommentierung und Systematisierung wohnraumbezogener Vorschriften des Bürgerlichen Gesetzbuchs. Das so vertiefte Verständnis für den Regelungszweck dieser Vorschriften (insbesondere rund um Kauf und Miete sowie Eigentum und Besitz) hilft bei Definitionen, Auslegungen sowie Abwägungen. Dadurch kann zum Beispiel die gerichtliche Praxis besser Lebensrealitäten einbeziehen – wie auch Emotionen, die den Wohnraum zum Zuhause machen. Die Arbeit schafft somit eine theoretische Grundlage in der praktischen Arbeit mit wohnraumbezogenen Rechtsfragen.&lt;/p&gt;

Master's Thesis from the year 2020 in the subject Business economics - Offline Marketing and Online Marketing, grade: 3.65, Wollega University, course: Marketing Management, language: English, abstract: Now a day’s marketers are struggling to increase their brand preferences by customers and trying to avoid competitors from grabbing of these acquired customers mind. The purpose of this study was aimed to examine the factors affecting consumer brand preference of beer products in Nekemte Town. The study tried to identify the influence of eight determinant factors of brand preference on beer consumers. This study adopted explanatory research design supported with deductive research approach.The population of the study comprised beer consumers in the town. Convenience and purposive sampling techniques were used to trace the final respondents. Data was collected from 351 respondents by using a five-point likert scale structured questionnaire. Correlation and regression analysis techniques were employed to calculate the magnitude of association among the study variables and to determine the percentage of change caused by the explanatory variables on brand preference. The finding from the association analysis reveals that the explanatory variables were statistically significant and associated with consumers brand preference for beer products in Nekemte town. However, the finding from the causation analysis reveals that four predicting factors i.e. product price, product availability, situational variations and social media were statistically significant and their coefficient of determination (R2) equals to 0.627, which indicates that 62.7% of the variation that occurred in the consumer’s preference of beer brands was explained by the model, while the remaining perceived quality, promotion, social factors and brand image were statistically insignificant at (P&lt;0.05). Based on these findings, the researcher recommends that Heineken Brewery Share Company (HBSC) which wants to be on the cutting edge of competition was advisable to develop effective pricing strategy to make their product price affordable for beer consumers, and it was better to use social media advertising strategies which emphasize on creating awareness and leaving a positive impression on their pages  in order to increase consumer’s preference for the company beer brands and improve their positioning.

Factors Affecting Brand Preference. The Case of Beer Brands in Nekemte Town, Ethiopia

In addition, there are increasing demands from politicians and customers with regard to reducing the environmental impact of increasing freight traffic. These trends determine the development of the sector on a sustainable basis, as shown by individual indicators, such as the sharp rise in consignment volumes and turnover in parcel business, the increase in container traffic or the emergence of new business models. The logistics sector is one of the most important infrastructure sectors and contributors to the national economy and the labour market in Germany. In this sector, companies warrant the transport of raw materials, semi-manufactured goods and consumer goods to producers and consumers by various means such as ship, plane, train and truck.

Fachhochschule Köln, Sprache: Deutsch, Abstract: Folgende konkrete Fragestellungen sollen als roter Faden der Ausarbeitung dienen: Können Determinanten und Bedingungsfaktoren der Innovationsentwicklung identifiziert werden? In welchem Zusammenhang stehen die Kulturdimensionen, die Unterstützungslandschaft und das Wagniskapital mit der Innovationsentwicklung von Start-ups? Die vorliegende Bachelorarbeit wird als Literaturdiskussion aufgelegt. Dementsprechend sollen die Forschungsfragen durch Exzerption literaturwissenschaftlicher Erkenntnisse beantwortet werden. Kapitel 2 dient der Definition essenzieller Begrifflichkeiten. Zudem werden Hofstedes Kulturdimension und Daten zur Innovationsentwicklung sowie demografischer, kultureller und politischer Gegebenheiten der Länder dargestellt. Das Ziel des Kapitels besteht darin, in die Thematik einzuführen und eine Vergleichbarkeit des Status quo beider Länder hinsichtlich des Forschungsobjekts zu erzeugen. Kapitel 3 dient der Analyse und Gegenüberstellung der Länder nach den Kulturdimensionen nach Hofstede sowie dem Wagniskapital und der Unterstützungslandschaft. Die inhaltlichen Analyseergebnisse sollen in Kapitel 4 resümiert und in Form einer methodischen Reflexion hinterfragt werden. Das Ziel des Kapitels besteht in der abschließenden Zusammenfassung jeglicher Erkenntnisse sowie der Offenlegung weiteren Forschungspotenzials.  Die Digitalisierung und Technisierung der Wirtschaft hat neue Möglichkeiten des Marketings, des Produkt- oder Dienstleistungsdesigns sowie der Gestaltung des Handels im Allgemeinen eröffnet. Die Internationalisierung der Märkte führt zu der geografischen Diversifizierung der Wertschöpfungskette, womit Unternehmen aus verschiedenen Ländern nun zu direkten Konkurrenten lokaler Unternehmen werden. Durch die Internationalisierung und Digitalisierung der Wirtschaft verändern sich die Wettbewerbsbedingungen für Unternehmen ebenso weitreichend wie die von Wirtschaftsstandorten. Ein historisches Beispiel für den Niedergang eines Wirtschaftsstandortes ist das Ruhrgebiet. Hier boomte einst die Stahlindustrie und Kohleförderung, bis in den 1980er-Jahren die Zechen geschlossen wurden, da alternative Anbieter aus dem Ausland Kohle und Stahl deutlich günstiger fördern und veräußern konnten.

The study examines the relationship between employee performance and salary, establishes the relationship between job security and employee performance in Oyam Town Council. A cross-sectional survey design method was used in which secondary data was collected using a computer from authorized sources.The study used a sample size of 52 respondents from a total population of 60 and thematic analysis techniques were done with the help of Stata and a statistical package for social scientists software, after which inferential statistics were made. According to Omollo, as an input, an organization must have a statement, a philosophy, a series of programs and goals which focuses on the skills and talents of its employees for it’s success. All of these must be managed with care and guidance so that the organization’s mission, duration for it’s stability of the work and continuity is successfully accomplished. Therefore, the Motivation effect is a need inside employee’s demands and help to achieve it without irregularities, and motivating the employees broadens their skills to meet the organizational demands.In addition, every branch manager needs to have the responsibility to work with the staff and obtain out their individual needs and put them to the organization’s needs. This can be done by motivating employees. Every individual in an organization is motivated by some different ways and therefore, employee motivation is a reflection of the level of energy, commitment, and creativity that a Company’s workers bring to their jobs. A manager needed to motivate employees and subordinates towards the accomplishment of the organization’s vision. Therefore, motivation is defined as giving employees incentives that cause them to act in desired ways.

The Effect of Motivation on Employee Performance. Shown on the Example of Oyam Town Council, Uganda

Afterwards, this papers conducts the analyses, explaining the growth in Total Factor Productivity (TFP) and Gross Domestic Product (GDP). Last but not the least, the economic and social benefits of different inventions are explained widely. At its end, this paper shows that some inventions like autonomous cars or a futuristic transportation system can give the economy a boost or increase life expectancy. With the smart house, in which life is more convenient, the difference between the past and the future would become visible.Human existence changed dramatically after the Civil War in the United States. However, thanks to a number of ‘Great Inventions’ in particular, electricity and the internal combustion engine life began to improve exponentially. Housing became more comfortable when tied to systems of heat and sewage. Life changed dramatically after innovations that affected housing for instance, indoor plumbing, running water, and sewers. Other life-changing innovations like automobiles, electricity, the airplane, the telephone and many others also helped increase the standards of living in America, but such a phenomenon could have occurred only once.Inventions lead to incredible growth, but this cannot be continuous. When consumption is fully exhausted, only new inventions can lead to new growth trajectories. Once an invention has been made, it does not mean that it leads to automatic growth.Invention must be adjusted over a time, and this process leads to steady growth over a decade or a long period of time. During the period from 1870 to 1940, the change in growth rates was incredible. Till 1870, houses were isolated, but by 1940, they were connected to five important systems, viz., water, gas, telephone, electricity, and possibly the most important one—sewage. While analysing different types of inventions, it must be said that Gordon (2016) could be right with his predictions that growth is almost over.

One of strategy is Customer Relationship Marketing. This study was aimed to examine the effect of customer relationship marketing dimensions (trust, commitment, conflict handling, communication, empathy competence and customer satisfaction) on customer loyalty of commercial banks in Nekemte town. The researcher was used both probability and non-probability sampling techniques to select sample respondents from the total population under this study. Data were collected through the five point’s likert scales of questionnaires and used mixed research approach was used. To achieve the objective of the study, questionnaire was physically distributed to 404 respondents of selected Commercial Banks in Nekemte town. Out of 404 customers 375 92.8% of customers were completed and collected. Descriptive and inferential statistics were used to analyze the collected data by using SPSS software version 24 and questionnaires reliability was estimated by calculating Cronbach’s Alpha. Descriptive analysis tools such as frequency, percentage, mean and standard deviation. Inferential statistical analysis tools such as correlation coefficient was worked out and used to explore the relationships between variables. And regression analysis was performed to study the effect of independent variables on dependent variable.

The Effect of Customer Relationship Marketing on Customer Loyalty. Case Study of Commercial Banks in Nekemte Town

The general objective of the study is to assess the Prospects and Challenges of E-Governance in Public Service Delivery in the Case of Fitche Town Land Administration, North Shoa Zone, Oromia Regional State.The study employs a descriptive type of research design to describe the prospects and challenges of e-governance in Fitche town land administration. This study combines both a quantitative approach and a qualitative approach. The target population of the study is both the customer and employees of land administration in Fitche town. The researcher randomly selects 70 service receivers who are convenient and 42 or all number of employees in the sector. Generally, 112 participants are applied to this study from both employees and customers of the sector. The data collected from participants of the study were analyzed through descriptive statistical methods such as frequency and percentage. The study revealed that e-governance is a new concept and infant ages in the public service delivery, especially in the Fiche town land administration sector. It reveals that there is a low status of e-governance in the sector. Even if e-governance is on the infant age in the sector it gives many contributions in service delivery in the sector like save time, reduce bribery, increase transparency and accountability in the sector. The research found that infrastructure like internet access was the major significant challenging issue in the success of e-governance system in the sector and Lack of training was also one of the main obstacles to success in e-governance in the selected sector. Therefore, the study recommended that the sector should mainly focus on the clarity in terminology is important, not just to academics. It is also important for politicians and others engaged in the development of public policy on the utilization of ICT in government, and also pieces of training are important for the success of e-governance in the land administration sector.

An impact of Pre-Brexit and Post-Brexit on Indian Capital Market. A Study of Selected Industries

Die vorliegende Hausarbeit wird untersuchen, ob sich die 2010 begonnene Erdölförderung als Ressourcenfluch oder -segen für die Republik Ghana entwickelt hat. Zur Beantwortung der Leitfrage wird ein Vergleich mit dem Nachbarland Togo vorgenommen.Zuerst wird hierfür die Theorie des Ressourcenfluchs dargelegt und welche Verbindung zwischen den natürlichen Rohstoffen, wie Erdöl, und dem gesamtstaatlichen Wirtschaftswachstum besteht. Daran anschließend werden die bisherigen Forschungsergebnisse dargelegt und analysiert. Im Hauptteil sollen anhand von wirtschaftlichen, bildungstechnischen und sozialen Indikatoren das erdölfördernde Ghana und das nicht-erdölfördernde Togo zwischen den Jahren 1990 und 2017 miteinander verglichen und die jeweilige Entwicklung kritisch interpretiert werden. Für die wirtschaftliche Entwicklung finden das Bruttoinlandsprodukt pro Kopf sowie die sektorale Strukturentwicklung der beiden Vergleichsländer Berücksichtigung. Aufgrund der schwierigen Datenlage kommt als Indikator für die Bildung der "Education Index" der Vereinten Nationen zum Tragen. Als soziale Ausprägung wird der "Human Development Index" betrachtet, durch welchen die humanen Lebensbedingungen eines Landes abgebildet werden. Abschließend werden ein Fazit über die Entwicklung Ghanas und ein Ausblick auf weitere Forschungsansätze vorgenommen.
