Housing Rent Dynamics in Voi Town and its Environs

Berliner Schriften zur Stadt- und Regionalplanung

&lt;p&gt;Die Versorgung der Bevölkerung mit bezahlbarem Wohnraum stellt für Kommunen eine Herausforderung dar. Viele Städte und Gemeinden haben kooperative Baulandmodelle eingeführt, durch die der Vorhabenträger an den Kosten und Lasten der Wohnbaulandentwicklung beteiligt wird und sich dazu verpflichtet, sozial geförderten Wohnraum zu errichten. Die Arbeit zeigt mögliche Regelungsinhalte von städtebaulichen Verträgen auf und untersucht deren rechtliche Grenzen. Zudem wird das neue Instrument des sektoralen Bebauungsplans zur Wohnraumversorgung beleuchtet und dessen Einfluss auf die Entstehung bezahlbaren Wohnraums. Die Arbeit adressiert Mitarbeitende der Bau- und Rechtsämter der Kommunen, Rechtsanwälte sowie Vertreter von Planungsbüros.&lt;/p&gt;

Sozialgerechte Bodennutzung durch kooperative Baulandmodelle

Bachelor Thesis from the year 2017 in the subject Economics - Case Scenarios, grade: 1,7, University of Constance, language: English, abstract: This paper first introduces different inventions with their historical background in the period from 1870 to 1940, comparing the necessity of the different topics in different periods from 1940 till now. Afterwards, this papers conducts the analyses, explaining the growth in Total Factor Productivity (TFP) and Gross Domestic Product (GDP). Last but not the least, the economic and social benefits of different inventions are explained widely. At its end, this paper shows that some inventions like autonomous cars or a futuristic transportation system can give the economy a boost or increase life expectancy. With the smart house, in which life is more convenient, the difference between the past and the future would become visible.Human existence changed dramatically after the Civil War in the United States. However, thanks to a number of ‘Great Inventions’ in particular, electricity and the internal combustion engine life began to improve exponentially. Housing became more comfortable when tied to systems of heat and sewage. Life changed dramatically after innovations that affected housing for instance, indoor plumbing, running water, and sewers. Other life-changing innovations like automobiles, electricity, the airplane, the telephone and many others also helped increase the standards of living in America, but such a phenomenon could have occurred only once.Inventions lead to incredible growth, but this cannot be continuous. When consumption is fully exhausted, only new inventions can lead to new growth trajectories. Once an invention has been made, it does not mean that it leads to automatic growth.Invention must be adjusted over a time, and this process leads to steady growth over a decade or a long period of time. During the period from 1870 to 1940, the change in growth rates was incredible. Till 1870, houses were isolated, but by 1940, they were connected to five important systems, viz., water, gas, telephone, electricity, and possibly the most important one—sewage. While analysing different types of inventions, it must be said that Gordon (2016) could be right with his predictions that growth is almost over.

Sie befasst sich mit der Klärung von mehreren Problemstellungen. Auf der einen Seite wird die Taxibranche in Deutschland durch strenge gesetzliche Vorgaben wie z. B. die festgelegten Preise sowie die Lizenzbestimmungen und den Markteintritt von neuen Wettbewerbern wie Uber unter Druck gesetzt. Doch die eigentliche Existenzbedrohung könnte von dem autonomen Fahrzeug kommen. Durch die Einführung von autonomen Taxiflotten können negative Folgen unterschiedlichster Art auftreten.Auf der anderen Seite stellt die Akzeptanz von Verbrauchern zum autonomen Fahren auch eine Herausforderung für die Technik- und Automobilhersteller dar. Aber auch rechtliche Probleme könnten sich als Barrieren erweisen, die die Durchführbarkeit der neuen Innovation erschweren und aufhalten. Deshalb arbeiten Forscher aus der Automobil- und Technikindustrie Hand in Hand, um das autonome Fahren so sicher und attraktiv wie möglich zu gestalten.Die traditionellen Autohersteller wie z. B. BMW, das seit über 100 Jahren in der Branche tätig ist, waren bis heute Marktführer in der Automobilbranche. Durch neue Technologien müssen diese gegen neue Wettbewerber wie z. B. Tesla, den Elektroautohersteller, Uber, den Autovermittlungsdienstleister, oder Google, den Internetgiganten, kämpfen. Google experimentiert seit Jahren an autonomen Autos, Teslas Fahrzeuge sind bereits hochentwickelt und parken z. B. völlig selbständig, und Uber möchte seine bestehenden Angebote mit dem autonomen Fahrzeug kombinieren. Wenn die führenden Akteure zusammenarbeiten, könnte der Entwicklungsprozess von autonom fahrenden Fahrzeugen beschleunigt werden. Automobilhersteller, Technikentwickler und Fahrdienstleister können nicht nur gemeinsam den Automarkt, sondern auch den Taximarkt verändern. Das autonome Fahren ermöglicht somit neue Geschäftsmodelle.

Autonomes Fahren und die Auswirkungen auf den Taximarkt. Eine theoretische und empirische Analyse

Studienarbeit aus dem Jahr 2020 im Fachbereich VWL - Fallstudien, Länderstudien, , Veranstaltung: Economic History of Russia and Eurasia, Sprache: Deutsch, Abstract: Warum ist Economics of shortage ein sowjetisches Phänomen? Diese Hausarbeit, im Rahmen des Seminars „Economic History of Russia and Eurasia“, befasst sich mit dem Thema Economics of shortage. Es geht um die sowjetische Planwirtschaft. Zeitlich gesehen befindet sich das Phänomen sozialistische Planwirtschaft in der Ära des Kalten Krieges, der zwischen den USA und der Sowjetunion ausgefochten wurde. Im Westen sind die USA der Leitstaat. Die Sowjetunion bildet im Ostblock den Leitstaat und dient als solcher bei dem Wirtschaftssystem der weiteren Staaten des sozialistischen Lagers. Der Fokus dieser Hausarbeit wird aber auf den negativen Eigenschaften der sowjetischen Planwirtschaft liegen. Diese Hausarbeit beinhaltet eine empirische Analyse auf der Basis von Texten. Die abhängige Variable der Hausarbeit ist somit Economics of shortage. Zu den unabhängigen Variablen zählen die Produktion der Konsumgüter und Güter der Schwerindustrie, sowie das GDP per head in der sozialistischen Planwirtschaft. Die Hypothesen der Hausarbeit lauten: Economics of shortage entstand im Sozialismus und ist ein sowjetisches Phänomen. Das Budget war für die Schwerindustrie zu groß und es mangelte an Geld für die anderen Industrien, wie der Ölwirtschaft. Dieses wird durch die Produktionszahlen-, in Mio. Tonnen verdeutlicht. Der Untersuchungszeitraum umfasst die Phase der Existenz der Sowjetunion. Diese wurde 1922 gegründet und zerfiel im Jahr 1991. Weltgeschichtlich spielt die Sowjetunion im Kalten Krieg, der nach dem Zweiten Weltkrieg einsetzte, eine Rolle. Diese Hausarbeit stellt eine empirische Analyse dar. Die erste Hypothese besagt, dass es sich bei der die sowjetischen Ökonomie um eine ressourcenabhängige Wirtschaft handelt. Die zweite Hypothese beinhaltet, dass Economics of shortage, die sowjetische Misswirtschaft, durch das Übergewicht der Schwerindustrie entsteht.  Die Hausarbeit beschreibt nach der Einleitung zunächst die Planwirtschaft als Wirtschaftssystem, die das Gegenteil des kapitalistischen Wirtschaftssystems in der Ära des Kalten Krieges war. Das nächste Kapitel befasst sich mit dem Scherpunkt der Hausarbeit, mit Economics of shortage. Es folgen die Auswertung, Literaturliste und Selbstständigkeitserklärung. Damit leitet die Hausarbeit zur Planwirtschaft über.

How can the Republic of India reconcile its self-set and international goals of overcoming absolute and energy poverty as well as increasing energy security with current practices of training for and employment in the (renewable) energy sector? Which role do non-state actors play in India’s renewable energy sector to overcome these development challenges? In times of an accelerating climate change (CC), the Republic of India – like most other states of the Global South – is confronted with ever more developmental challenges. They are, however, particularly intertwined in the Indian context. Not only is the South Asian giant one of the world’s most climate-vulnerable countries, understandable as “the degree to which a system is susceptible to, or unable to cope with, adverse effects of [CC], including climate variability and extremes”, in addition, 22% of its population still lives beneath the international absolute poverty line of USD 1.90 per day. Confounding this, 168 million people, or 24% of the population, were classified as living in energy poverty, particularly in rural areas, in 2017.Crucially, these numbers neither imply that the remaining 76% of India’s population enjoy a high degree of energy security nor that these development aspects are highly distinct from each other. The opposite is more likely to be the case, considering the threat of CC to reinforce and deepen already existing inequalities. Furthermore, and exacerbating the prevalence of energy poverty when looking to the future, the world’s second-largest nation is still severely dependent on coal and other fossil fuels. As much as 63% of its electricity are generated by combusting highly climate-damaging fossil sources of energy such as coalof which it possesses the fourth-largest reserves worldwide.

Power for (and to) the People? The Political Economy of a Just Transition in Rajasthan, India

External and internal factors are known to affect the growth of MSEs. The most important external factors influencing growth of MSEs include access to finance, competition, limited production/market place, lack of market for the product or service; and other barriers to trade. The aim of this study was to assess challenges and opportunities of youth small micro enterprises /SMEs/development in boditi town in generally but specifically it helped to identify challenges of youth small micro enterprises /SMEs/ development in boditi town, indicate the opportunities of youth small micro enterprises /SMEs/ development in boditi town and explain who were responsible bodies to sole those challenges in small micro enterprises /SMEs/ development. In this study both qualitative and quantitative method were employed. Cross-sectional study design was employed in line with sampling method which is purposive. Based on Yamane formula totally 394 respondents participated in this study through using employed methods such as in depth interview, key informant interview, FGD to collect qualitative data in detail and survey method to collect quantitative data through employing instruments such as interview guideline,checklists, questioners etc. with audio recorder, note pads and camera. Data analyzed both qualitative and quantitative way and finding states that many challenges including skills and financial gaps and others but this limited with opportunities delivered from town administration and others stake holders. This includes. Providing youth revolving fund in form of loans and work places by municipality for youth SMEs. Also those and NGOs work in town to solve thosepronouncing challenges for development of youth SMEs.

Challenges and Opportunities of Youth Small Micro Enterprises and SMEs. The Development in Boditi Town, Woliata Zone

How do socio-economic developments respond due to dynamics in Population growth? What should be the plausible policy recommendations ought to be taken into account in order to reduce the rapid population growth and bring its socio-economic improvement? The general objective of this study is to assess the impact of rapid population growth on socio economic development of Ambo town of west Shoa Zone of the Oromia regional state. The studies aim to provide recent and comprehensive information on the impact of rapid population growth on socio-economic development of the town. It also tells us the impact of rapid population in urban areas that   result from population growth through high fertility rate, and high rural-urban migration. The studies provide information’s on current condition of different data profiles and policy recommendations on the impact of rapid population growth on economic development of Ambo town. It also used for policy makers on social services and economic development of the town. It further contributes to the existing literature by extending the works of others and helps in filling the knowledge gap in this area. The paper organized into five main chapters with the first chapter including background, the statement of problem, research question, objectives, and the scope of the study, and significance of the study. The second chapter mainly focuses on review of literatures. The third chapter is the research methodology. The fourth chapter contains data analysis and interpretation and the fifth chapter is conclusion and recommendation.

Impact of Rapid Population Growth on Socio Economic Development (in Case of Ambo Town)

Darauf aufbauend sollen die Folgen für die spanische Volkswirtschaft aufgezeigt und analysiert werden. Eine der wohl größten volkswirtschaftlichen Herausforderungen des Landes Spanien und der Weltwirtschaft stellt die andauernd hohe Jugendarbeitslosigkeit dar. Auch nach der großen Wirtschafts- und Finanzkrise im Jahr 2008 verharrt die Jugendarbeitslosenquote Spaniens, trotz positiver Tendenz, weiterhin auf einem unzumutbar hohen Niveau.

Jugendarbeitslosigkeit in Spanien. Folgen für die spanische Volkswirtschaft

Thèse de Master de l’année 2022 dans le domaine Economie politique - Etudes de cas, note: 16/20, Université du Burundi (Faculté des Sciences Economiques et de Gestion), langue: Français, résumé: Cette étude emploie la méthode des données de panel et utilise les estimations à données de panel dynamique en étudiant l’influence de la religion, l’éducation et la santé au développement économique en Afrique Subsaharienne sur la période allant de 1960 à 2015.Dans le domaine de la religion, l’étude emploie trois religions, à savoir le Christianisme, l’Islam et la religion indigène. Les résultats des estimations économétriques prouvent que toutes ces religions ne sont pas porteuses de progrès économique en Afrique Subsaharienne. Seule la religion indigène est favorable de manière directe au développement économique. Le Christianisme n’est favorable au développement économique que lorsque la population est éduquée et en meilleure santé. L’Islam est anti-croissance dans la région.Dans le domaine de l’éducation, trois niveaux d’éducation font objet d’analyse, à savoir l’éducation primaire, secondaire et supérieure. Les résultats prouvent qu’on peut avoir dans l’éducation une clé du progrès économique en Afrique Subsaharienne et surtout pour l’éducation supérieure, mais plus cette région devienne religieuse, moins sont les niveaux d'instruction et leur contribution au progrès économique.Dans le domaine de la santé, l’espérance de vie est retenue comme proxy de l’état sanitaire et les résultats prouvent que le meilleur état sanitaire de la population d’Afrique Subsaharienne peut être le moteur du développement économique dans la région.Ce faisant, pour que le Christianisme et l’Islam deviennent un facteur favorable au développement économique, cette étude suggère un renouvellent en rupture avec le passé et le recours aux vertus religieuses traditionnelles (Religion indigène) par renaissance religieuse. Ainsi, une politique qui consiste à promouvoir la formation supérieure en plus de celle secondaire s’avère donc une voie nécessaire pour mettre la région sur une trajectoire de croissance économique. Les gouvernements de la région doivent aussi investir beaucoup dans la santé pour la  maintenir ou l'accroitre, car un meilleur état sanitaire de la population constitue un stock de capital durable susceptible de stimuler le développement économique en Afrique Subsaharienne.

L'influence de la religion, l'éducation et la santé au développement économique en Afrique Subsaharienne (1960-2015)

Master's Thesis from the year 2021 in the subject Economics - Case Scenarios, Addis Ababa University (College of Business and Economics), course: DEPARTMENT OF PUBLIC ADMINISTRATION AND DEVELOPMENT  MANAGEMENT, language: English, abstract: In recent years, the concept of e-governance has flourished rapidly with the advancement of Information and Communication Technology. The general objective of the study is to assess the Prospects and Challenges of E-Governance in Public Service Delivery in the Case of Fitche Town Land Administration, North Shoa Zone, Oromia Regional State.The study employs a descriptive type of research design to describe the prospects and challenges of e-governance in Fitche town land administration. This study combines both a quantitative approach and a qualitative approach. The target population of the study is both the customer and employees of land administration in Fitche town. The researcher randomly selects 70 service receivers who are convenient and 42 or all number of employees in the sector. Generally, 112 participants are applied to this study from both employees and customers of the sector. The data collected from participants of the study were analyzed through descriptive statistical methods such as frequency and percentage. The study revealed that e-governance is a new concept and infant ages in the public service delivery, especially in the Fiche town land administration sector. It reveals that there is a low status of e-governance in the sector. Even if e-governance is on the infant age in the sector it gives many contributions in service delivery in the sector like save time, reduce bribery, increase transparency and accountability in the sector. The research found that infrastructure like internet access was the major significant challenging issue in the success of e-governance system in the sector and Lack of training was also one of the main obstacles to success in e-governance in the selected sector. Therefore, the study recommended that the sector should mainly focus on the clarity in terminology is important, not just to academics. It is also important for politicians and others engaged in the development of public policy on the utilization of ICT in government, and also pieces of training are important for the success of e-governance in the land administration sector.

The Prospects and Challenges of E-Governance in Public Service Delivery. The Case of the Fitche Town Land Administration

Specifically, this study has the following objectives: To find out the level of the effect of trust on customer loyalty the case of commercial banks in Nekemte banks.Banking industry in Ethiopia has stiff competition thus banks need to consider various strategic options and programs in order to survive and thrive. One of strategy is Customer Relationship Marketing. This study was aimed to examine the effect of customer relationship marketing dimensions (trust, commitment, conflict handling, communication, empathy competence and customer satisfaction) on customer loyalty of commercial banks in Nekemte town. The researcher was used both probability and non-probability sampling techniques to select sample respondents from the total population under this study. Data were collected through the five point’s likert scales of questionnaires and used mixed research approach was used. To achieve the objective of the study, questionnaire was physically distributed to 404 respondents of selected Commercial Banks in Nekemte town. Out of 404 customers 375 92.8% of customers were completed and collected. Descriptive and inferential statistics were used to analyze the collected data by using SPSS software version 24 and questionnaires reliability was estimated by calculating Cronbach’s Alpha. Descriptive analysis tools such as frequency, percentage, mean and standard deviation. Inferential statistical analysis tools such as correlation coefficient was worked out and used to explore the relationships between variables. And regression analysis was performed to study the effect of independent variables on dependent variable.

The Effect of Customer Relationship Marketing on Customer Loyalty. Case Study of Commercial Banks in Nekemte Town

AKAD Fachhochschule Stuttgart, Sprache: Deutsch, Abstract: Das Finalziel der Arbeit ist es aufzuzeigen, welches der vier BRIC-Staaten das größte Marktpotenzial, für das ausgewählte hypothetische Unternehmen, aufweist. Um dieses Finalziel zu erreichen, wurden folgende Modalziele definiert. Zu Beginn soll eine theoretische Erklärung über die Berechnung und Definition des Begriffs Marktpotenzials erfolgen. Des Weiteren sollen eine Definition und Abgrenzung des Begriffs „BRIC-Staaten“ geschaffen und damit die theoretischen Grundlagen erklärt werden. Zudem soll der aktuelle wirtschaftliche Status der einzelnen Länder aufgezeigt und mit quantifizierbaren Werten belegt werden, woraus sich dann das jeweilige Marktpotenzial ergibt. Die vorliegende Arbeit besteht insgesamt aus vier Kapiteln, die sich jeweils in Unter-Kapiteln gliedern. Beginnend steht die Einleitung, welche die Problemstellung und das Ziel der Arbeit wiedergibt. Anschließend folgen die theoretischen Grundlagen, welche die Begriffe definieren und Grundkenntnisse für das Verständnis der restlichen Arbeit geben sollen. Im Hauptteil der Arbeit folgt dann die tatsächliche Potenzialanalyse der einzelnen BRIC-Staaten und eine Zusammenfassung der Ergebnisse inklusive einer kritischen Reflexion. Das Fazit bildet gemeinsam mit einem Ausblick das finale Kapitel des Assignments. Hier sollen nochmal die Ziele der Arbeit klar beantwortet und die Erkenntnisse grob zusammengefasst werden. Zusätzlich soll mit Hilfe des Ausblicks auch die Möglichkeiten für aufbauende Forschung aufgezeigt werden.
