Advances in Japanese Business and Economics

This book clarifies the cause and effect of Japan’s “Lost Three Decades”. By analyzing factors such as exchange rates, industrial structure, internal migration, and the labor market, and in part comparing them with those of the U.S. economy, it offers new insights into the significant structural transformations that have occurred in the Japanese economy. It particularly highlights the different performance between the manufacturing and non-manufacturing sectors as a cause of the prolonged stagnation. The asset price bubble of the 1980s and the strong yen in the 1990s altered the employment structure of the export-driven manufacturing sector, drawing laborers to the service sector. The resulting allocation of resources to the low-productivity service sector has delayed economic recovery. It also discusses problems of an excess concentration in the Tokyo Metropolitan area. This book not only identifies structural change in the Japanese economy but also provides a practical framework for a differential productivity economic growth model. This book explores the roles of land and housing in the China economic development. The real estate sector in China has two opposite effects on the urban economy. On one hand, it provides funds for urban development and on the other hand, its excessive expansion would depress the urban growth. To balance the two effects, the governments try to adjust their regulation policies dynamically. These policies to a great extent determine the rise and fall of urban economy. This book is divided in to four parts. The first part elaborates the relationship between the real estate sector and urban economy and explains the mechanism of the former’s impact on the later. The second part investigates the interaction of the real estate sector and the industrial sector and the consequences. The third part discusses the real estate tax reform and the affordable housing system. At the last part, I discuss the prospect of China real estate economy through the case of Evergrand’s debt crisis. The real estate sector is an essential part of China’s model of economic development, so this book will interest those readers who want to know the Chinese miracle of growth.

 Horst Löchel
 ist Professor für Volkswirtschaftslehre und Co-Vorsitzender des Sino-German Centre an der Frankfurt School of Finance and Management. Er hat viele Jahre in China gelebt und gearbeitet und war Vize-Präsident des Shanghai International Banking and Finance Institute (SIBFI) und Professor an der China Europe International Business School (CEIBS) in Shanghai.
 Tim Jablonski 
 war wissenschaftlicher Mitarbeiter am Sino-German Centre an der Frankfurt School of Finance and Management. Er hat einen M.A. in „China Language and Economy“ von der Universität Würzburg und hat anschließend mehrere Jahre in China gelebt und gearbeitet.
